The objective of this project is to undertake the advanced, whole house refurbishment of an off-gas rural property to a high standard of energy efficiency, supplemented by the new Daikin Altherma air source heat pump. We confirm that the proposed retrofit is for a social housing property. The proposed works will enable us to test and develop a template package of improvements applicable to our void properties before they are re-let. The selected property is electrically heated resulting in high energy bills, high CO2 emissions and restricted comfort and utility for tenants. This project will also dedicate resources to educating future occupiers and staff at Sarsen to promote more sustainable lifestyles.

Design strategies

Planned occupancyFamily of four - living low energy sustainable lifestyles
Space heating strategyLatest Daikin Altherma Air Source Heat Pump, with underfloor heating and new Daikin Heat Pump Convectors for the first floor.
Water heating strategyLatest Daikin Altherma Air Source Heat Pump will be able to deliver all hot water needs.
Fuel strategyMains electricity
Renewable energy strategyAir Source Heat Pump (low carbon technology)
Passive Solar strategyNew A rated windows, no new openings planned.
Space cooling strategyNatural ventilation
Daylighting strategyAdequate daylight factor
Ventilation strategyOpenable windows, Heat recovery ventilators for the bathroom and kitchen.
Airtightness strategy Adavanced draught proofing measures and tightly fitting all new windows and doors.
Strategy for minimising thermal bridges Thermal bridging will be minimised by ensuring a continuous insulation maintained throughout propoertry. Achieved through correct and detailed upgrade of the thermal envelope.
Modelling strategyHouse modelling was undertaken in using SAP software and whole house calculation. -Also used Home Energy Masterplan software developed by Parity projects. This uses data about building characteristics, resident behaviour and specific appliance use to derive an accurate estimate of the annual energy of the dwelling. The calculation methodology is based on BREDEM8, but uses with supplementary information from sources including CIBSE Guide A to cover aspects such as floor heat losses and appliances.
Insulation strategyAll areas of the thermal envelope will be upgraded. Adding internal wall insulation (u-value 0.25W/m2K). The unique high performance aerogel insulation (with a K factor of 0.013W/mK) used in Spacetherm F, combined with the robustness and durability of Fermacell gypsum board, delivers world class thermal conductivity and long term performance. - Top up of loft insulation to 300mm (u-value 0.15) - Insulation of suspended floors and solid floors (u-value 0.25) = Confirmed by suppliers
Other relevant retrofit strategiesThis project will also dedicate resources to educating future occupiers and staff at Sarsen to promote more 'sustainable' lifestyles. To promote holistic sustainable living, we will also provide measures to reduce energy use and emissions associated with food and transport, such as an unheated greenhouse, allotment space, and bicycle storage. We aim to minimise waste by providing recycling storage bins and a composter. To ensure all these measures are used appropriately, we will be engaging tenants through user guides, workshops, presentations and consultations: this will help raise awareness and motivate the occupiers to realise the benefits of living a sustainable lifestyle.
