Rectory Cottage

Rectory Cottage is an EnerPhit-certified retrofit stone cottage. Energy performance measures include excavating the original floor to insert insulation (the builders were ex-miners), external wall insulation, triple glazed windows and doors, and a ventilation and heat recovery system. An LPG system boiler and solar thermal panels with integrated controllers were installed. To add to the PHPP challenges the building is in a National Park and a conservation area, and also accommodates the occasional bat....externally. The renovations were designed by a PHPP consultant and experienced architect and the work was carried out by a novice builder and client. Gas meters have been installed which, together with temperature and humidity sensors, will be used to determine the building performance.

R-Gen was commissioned by the client One Manchester to reinvent two dilapidated concreteframe maisonette blocks into low energy modern accommodation, which would act as a catalystfor wider social and physical regeneration of the immediate vicinity. EnerPHit, being a fabric firstapproach, was preferred as a mechanism for guaranteeing the reduction in the energy demandof both buildings whilst allowing the design team to be creative in producing a new architecturallanguage for the appearance of the building blocks.Removal of both cavity walls, the existing pitched roof, adjacent garages, communal entranceprojection, as well as stripping out the individual gas supply to each unit, allowed thedevelopment team to be ambitious in its vision for reinventing the estate.

Rectory Cottage

Rectory Cottage originally comprised a stone-built cottage, with 18 inch thick walls, which had been extended using block-work cavity construction in the 1960s. The house also needed extensive re-modelling to make more effective use of internal space. The project has been certified to the EnerPHit standard.
